EVALUATION

We are knowledgeable in property values and rental markets which help us recommend appropriate rental fees for your property.  With over 35 years of operations in Riverside County, we have a deep understanding of local neighborhoods and tenant expectations.  Additionally, we are trained in the inspection and management of every kind of investment property, from single family homes to condominiums.  Coupled together, we are your Riverside County property management experts.


TENANT SCREENING

We take professional pride in finding qualified and quality tenants for your property.  What’s more, we understand the importance of maintaining relationships with your tenants.  We broadly advertise your rental property so that we have multiple applications to consider (we can be picky).


RENT COLLECTION & DISPERSAL

Rents are due on the first of each month, collected by the fifth day of each month, and considered late on the sixth day of each month.  In the event of late payments, late fees are assessed, collection practices are started promptly, and evictions, if necessary, are managed in a timely and efficient manner to reduce the chance of difficult or costly scenarios.


RECORD-KEEPING

Each month you will receive a detailed income and expense report. At the end of the year, you are provided with a comprehensive statement for your tax records. You always know exactly where you stand regarding income and expenses.


PROPERTY MAINTENANCE

Our extensive list of reliable, reasonable and responsible contractors can cover any repairs or maintenance your property may require. Should an emergency arise we provide 24 hour care.


Our Fees


Monthly Management Fee: Flat Fee of $125 or 8% (single family residence)


Tenant Placement Fee: 65% of first month’s rent for senior homes. 55% of first month’s rent for traditional residential.


Set-Up Fee: NONE


One Time Rental (no ongoing management): 75% of first month’s rent for senior homes. 70% of first month’s rent for traditional residential.


Lease Renewal (same tenant): FREE
